Building Inspections
It is the permit holder's responsibility to call for inspections and ensure that all inspections are carried out. Homeowners should verify that contractors and trades are working with a permit.
Inspection requests must be received at least 48 hours in advance of the desired inspection date.
Required Inspections
After a building permit is issued, several site inspections are required prior to final approval and the issuance of an occupancy permit. A City of Powell River Building Inspector is required to do site inspections at the following stages of construction:
EXCAVATION
After excavation is complete and ready for form work.
FOOTINGS
After forms and steel reinforcing for the footings are complete, but prior to placing any concrete.
DAMP PROOFING AND DRAIN TILES
After removal of formwork from a concrete foundation and installation of perimeter drain tiles, drain rock, and damp proofing, but prior to backfilling.
PLUMBING
After site services are installed an water/sanitary/storm services have been tested, but prior to backfilling.
After below slab piping or plumbing under the building has been installed and required testing is in place, but prior to concealment.
After all piping and venting is installed, water line connected, and testing in place, but prior to concealment.
FRAMING
When the structure is at lock-up stage, before any Insulation is installed or interior/exterior finishing applied. Framing, plumbing, heating, and electrical work is complete.
FIREPLACE
When construction or installation is complete, but before use or concealment.
INSULATION & VAPOUR BARRIER
Air barrier, insulation and vapour barrier are completed, but interior finish (drywall) that could conceal the insulation is not applied.
FINAL
When the dwelling unit is complete and ready for occupancy but not occupied.
